Mr. Short rejoins TPG Hotels, Resorts and Marinas with 30+ years of Hospitality Experience. As President, Chief Operating Officer (COO) he will provide cross-discipline leadership and operational direction for our growing list of properties.

Patrick’s experience includes over 25 different brands ranging from small boutique properties to large convention & destination hotels including independent hotels, premium branded hotels, resort hotels, dual branded hotels and restaurant operations. His experience covers all hospitality sectors including Full Service, Select Service, Extended Stay, Independent and Lifestyle. Patrick has operational experience from coast to coast in over 30 states.

Prior to joining CSM, Patrick has held executive leaderships positions at multiple companies including Wischermann Partners, CSM Corporation, Aperture Hotels and for multiple years as a VP or operations here at TPG. As President of Peachtree Hospitality Management, he led Peachtree to rank in the top 15 largest hotel management companies and grew the portfolio from 27 hotels to 100 hotels and over 10,000 rooms. During his tenure as President he led over 2900 team members to grow in every measurable including RevPar Index, Gross Operation Profit, Guest Service Scores and Team Member Satisfaction. Peachtree won multiple awards with Hilton, Marriott and IHG. In addition, becoming a Best Place to Work with USA Today and 500 Inc.

Patrick’s leadership style focuses on Culture & Accountability with Servant Leadership being the backbone of not only the day-to-day operations of the properties but with each and every team member across the country.

Patrick has a Hospitality and Tourism Management Degree from The University of Wisconsin- Stout as well as an MBA in Finance from Argosy University – Twin Cities.Patrick holds a Certified Hotel Administrator (CHA) from the American Hotel and Motel Association and a Food Safety Certification.

Patrick currently lives in Minnesota but will be relocating to our Texas Office in Mckinney. Patrick has been married for 27 years and has two grown children. He is a passionate Minnesota Vikings Fan and enjoys traveling, the Zac Brown Band and enjoying a nice glass of great wine or bourbon.

CEO Michael P. Marshall literally grew up in the hotel business. Throughout his 35-plus-year career, he has worked in virtually every position within a hotel, overseeing the company’s current portfolio of managed properties. He has managed, worked at, invested in, and developed more than 175 properties in his career, which gives him the understanding to look at an issue from the worker’s, operator’s, and owner’s point of view to determine the best solution.

His expertise includes virtually every major hotel brand family, ranging from luxury to limited-service, as well as boutique, non-branded hotels. Marshall regularly speaks at the industry’s leading conferences, providing candid insights into hotel management and investment. He received a Bachelor of Arts degree from Washington and Lee University in Lexington, Virginia, and completed the Advanced Management Program at Cornell University. He is also a member of the Cornell Society of Hoteliers.

Paul Hitselberger currently serves as Interim President and Chief Operating Officer of TPG Hotels & Resorts.

With more than four decades of hospitality leadership, Paul is a seasoned executive recognized for elevating hotel performance across luxury, lifestyle, full-service, select-service, and independent segments. He rejoined TPG Hotels & Resorts in January 2024 following a successful tenure as Chief Operating Officer at First Hospitality. During his time there, Paul led the company’s strategic shift into the full-service and luxury markets, earning five AAA Four Diamond awards and top accolades from Marriott. He was instrumental in integrating key functions including Operations, Sales, Marketing, Revenue Management, and Food & Beverage, into a unified structure, enhancing collaboration and accelerating post-pandemic recovery.

Paul’s return to TPG builds on a strong legacy with the organization, where he previously served as Senior Vice President of Operations for the Eastern Division. In that role, he oversaw a portfolio of 30 hotels generating nearly $500 million in annual revenue. His leadership was pivotal in executing brand repositioning strategies, managing successful asset transitions, and fostering strong relationships with ownership groups. His ability to align operational goals with ownership expectations consistently led to improved guest satisfaction, profitability, and team engagement.

Earlier in his career, Paul held executive roles at Lodgian Hotels and Tollman-Hundley Hotels, where he led organizational restructures, strategic expansions, and high-performing regional teams. He began his hospitality journey as a chef, an experience that informs his comprehensive approach to leadership and operations. Paul holds a degree in Political Science with a minor in Economics from the University of Delaware, bringing a rare blend of operational expertise, culinary insight, and strategic acumen to every role he undertakes.

Ron M. Hadar is responsible for all legal issues with respect to hotel development, acquisitions, and divestitures, as well as debt and capital placement, contracting matters, corporate governance, and asset management.

Hadar joined the company from a regional real estate development firm where he enjoyed a 10-year career as General Counsel and oversaw all legal matters with respect to the acquisition, development, and ownership of a variety of retail, multi-use, and multi-family assets. Prior to his in-house role, Hadar was with the law firm Gadsby Hannah, LLP in Boston, Massachusetts, where he focused on capital market transactions and corporate and real estate matters.

Hadar received his law degree from The University of Denver Sturm College of Law in 1995. He received his undergraduate degree from the University of Rochester in 1990. Hadar is admitted to practice in The Commonwealth of Massachusetts and the State of Rhode Island. In addition, he is a lecturer with Massachusetts Continuing Legal Education on various real estate matters and a member of the Massachusetts, Rhode Island, and American Bar Associations.

Bret serves as Senior Vice President of Operations for TPG Hotels & Resorts, where he is responsible for overseeing the firm’s third-party managed portfolio. A seasoned hospitality executive, Bret brings over two decades of experience in hotel operations and portfolio management.

He joined TPG Hotels & Resorts as Vice President in 2023 and was recently promoted to Senior Vice President following years of impactful leadership. Prior to TPG, Bret held leadership positions with several of the industry’s most respected management companies, including Winegardner & Hammonds, Sage Hospitality, White Lodging, and Aimbridge Hospitality. While at Aimbridge, he led a portfolio of assets generating more than $385 million in annual revenue.

A graduate of Fort Lewis College in Durango, Colorado, Bret returned to his home state in 2020 after building a diverse career across markets throughout the United States.

Outside the office, Bret is a devoted family man. He and his wife are celebrating 21 years of marriage this summer and are proud parents to a 15-year-old daughter.

JD began his sales career at Hyatt Hotels & Resorts, completing their Corporate Sales Training program and working at various locations. He later worked for Rosewood Hotels & Resorts, John Q Hammons Hotels & Resorts, and eventually joined TPG Hotels & Resorts at Westin DFW in 2006. He quickly rose to Regional Director of Sales for the Midwest, excelling during the financial crisis of 2008-2010. After his family expanded to four children, he requested a property-level assignment for more family time, leading to successful results at Westin DFW until its sale in 2017. JD has held leadership roles at PRISM, Aimbridge, and HEI Hotels before becoming VP of Sales at TPG Hotels and Resorts. He has received multiple leadership awards and enjoys reading and watching his children grow. JD graduated from the University of North Texas and resides in the DFW area.

With two decades of experience, Brad brings veteran skill to his role. Most recently, Brad served as Senior Vice President of Sales and Marketing at Highgate Select Hotels. Prior to Highgate, Brad spent 18 years with Aimbridge Hospitality overseeing the company's sales culture, market share, owner and brand relations, sales and vendor management and college recruiting. In addition, Brad was responsible for the overall sales of all Aimbridge’s properties. Brad also served as Director of Sales, Regional Director of Sales, Regional Vice President, Senior Vice President, and Senior Vice President of Select Service during his tenure with Aimbridge Hospitality.

Frazier is a member of the Global Business Travel Association and the Mississippi State University M Club, and he is a graduate of the University of Texas at Arlington.

Eric is a highly experienced professional in the marina industry, with over 24 years of expertise in marina management, consulting, and construction. He has worked with over 60 marinas across the United States, including Annapolis, Miami, the Great Lakes, and Rhode Island. Eric has earned a reputation as a trusted partner in the industry, known for his expertise, professionalism, and dedication to delivering results.

Eric's passion for boating started early, and he has pursued it throughout his life. His boating background includes racing J24 sailboats, fishing on his own boat, and working as a first mate on a traditional gaff-rigged schooner, where he helped with corporate team building and supported at-risk youth. Eric’s extensive background has given him a unique perspective on marina operations and management. Currently, Eric serves as the Vice President of Marina Operations, where he leverages his knowledge and experience to oversee the operations of numerous marinas across the country.

Michael Brown is responsible for overseeing the revenue management business intelligence department for TPG. He plays an integral part in analyzing trends and developing pricing strategies across the entire range of hotels in the portfolio. Brown joined TPG in June 2001 as Corporate Director of Revenue Management and oversaw the creation of the Revenue Management discipline within TPG.

He has since helped to expand TPG’s hotel portfolio from 13 hotels to over 60 hotels, positioning TPG as one of the largest privately held hospitality management companies in the United States. Brown was promoted to Vice President of Revenue Management in January 2008, and in 2011, his role expanded to include oversight of TPG’s business intelligence functions.

Prior to joining TPG, Brown worked for a number of hotel companies in both Revenue Management and Operations, including MeriStar Hotels and Resorts, Omni Hotel, and Lane Hospitality. He has experience with many of the major brands, including Starwood, Hilton, InterContinental, Marriott, and Radisson.

Brown graduated Summa Cum Laude from James Madison University.

Betsy Guay brings over 25 years of extensive hospitality experience to her role as Vice President of Revenue Management at TPG Hotels, Resorts, & Marinas. With a strong track record of achieving top-line results through innovative revenue and digital marketing strategies, she leads high-performing teams to drive success in the industry.

In her current position, Guay oversees TPG's Central Revenue Management Center, a dynamic environment encompassing revenue management, E-commerce, and reservation sales. Her responsibilities extend to supporting major brands such as Marriott, Hilton, and IHG, as well as independent hotels and resorts. Notably, she played a key role in developing and implementing TPG's Reservation Call Center, enhancing the reservation process and guest experience while driving revenue performance for the independent portfolio.

Guay's professional journey with TPG began in 2007 as an Area Director of Revenue Management, overseeing six full-service hotels across the Midwest and West Coast regions. Her career continued to flourish with Schulte Hospitality Group in 2011, where she contributed to the development of a robust revenue management structure and culture as a Regional Director. During this time, the company achieved remarkable growth, expanding its portfolio from 14 to 75 hotels. Subsequently, she joined Pyramid Hotel Group in 2015 as Regional Vice President of Revenue Management, focusing on the Boston market and new acquisitions within a portfolio of 25 hotels. Her diverse background spans various disciplines, including operations, sales, and accounting, ultimately leading her to discover her true passion for revenue management.

Betsy Guay's impressive industry expertise, combined with her proven leadership capabilities, make her an invaluable asset to TPG Hotels, Resorts, & Marinas. Her dedication to driving revenue growth, implementing innovative strategies, and fostering exceptional guest experiences exemplifies her commitment to excellence in the field of hospitality.

Dylan is a highly skilled revenue management professional with over 6 years of experience at TPG Hotels & Resorts. After graduating Cum Laude with a degree in Economics from Salisbury University, Dylan is based in Ocean City, MD, where he works from TPG's Salisbury office.

Throughout Dylan’s career at TPG, he has built experience with all major hotel brands along with many independents. Dylan currently oversees the 3rd party portfolio for TPG. In this role, he has worked with over 150 properties, applying their expertise to maximize top-line revenue and RevPAR, with a strong focus on data-driven decision-making.

Dylan's extensive experience in event management in high-demand markets has been a key asset in his success in this role. Dylan started at TPG as an intern and worked his way up through the ranks, from Intern to Revenue Manager to Regional Director of Revenue Management, and now as Vice President of Revenue Management. Currently, Dylan oversees a team of 10 revenue managers and regional directors of revenue management.

Overall, Dylan's style of Revenue Management is highly focused on RevPAR and top-line revenue growth, and he is proud to have contributed to the success of so many properties over the course of his career at TPG.

As Chief Investment Officer, Robert Leven is responsible for overall portfolio development strategies, which includes all aspects of evaluation, analysis, and execution of real estate investment opportunities.

A principal and senior member of the Investment Committee for more than a decade, Leven has played a critical leadership role in driving the firm's growth, having been involved with acquisitions, dispositions, and new hotel developments. His pragmatic approach, superior analytics, and entrepreneurial vision have led to the expansion of the firm's national platform, which now comprises approximately $2 billion in diverse real estate assets currently under management.

Since joining the firm in 2002, Leven has also expanded relationships with institutional ownership groups, capital partners, and global hospitality brands like Marriott, Hilton, Hyatt, and InterContinental. Through his leadership, he has helped to position the company and its affiliates as one of the largest and most respected privately-held real estate investment and management firms in the United States.

Prior to joining the firm, Leven held a senior position with a leading U.S. hotel brokerage firm. He was also one of the original founders of the U.S. Franchise Systems in 1995.

Leven is a graduate of Cornell University’s School of Hotel Administration.

Tim Muir is responsible for business development and third-party management agreements for TPG Hotels & Resorts.

Muir has been a leader in the hospitality, franchise sales/development, and food/beverage business for over 36 years. He grew up spending his summers in Atlantic City, NJ, where he worked at Bally’s Hotel Casino and Harrah’s Hotel Casino. In 1987 he graduated from the University of Nevada Las Vegas Hotel School. Since 2014, Muir has served on the board of directors of the William F. Harrah College of Hotel Administration at the University of Nevada Las Vegas Hotel School. He also studied at the École hôtelière hotel and culinary school in Lausanne, Switzerland.

Muir started his professional career in operations, working in New York City, Boston, and Atlanta before transitioning into Franchise Sales in the Northeast for Days Inn of America. In 1990, Muir relocated to Los Angeles, CA, and was responsible for Franchise Sales of Holiday Inn Worldwide in California, Arizona, Nevada, and Hawaii. In 1991, Holiday Inn Worldwide launched Holiday Inn Express. From 1991-1995, Muir was recognized as Salesmen of the Year at Holiday Inn Worldwide. In 1994, he was promoted to Vice President of the Western region of Franchise Sales for Holiday Inn Worldwide, managing the franchise sales offices of Chicago, Dallas, Denver, San Francisco, Kansas City, and Los Angeles. In October of 1995, he joined industry icon Michael Leven in the U.S. Franchise Systems. During his 13 Years at USFS, the company grew from 18 open hotels to 525 open hotels. In 2008, the company was sold to Wyndham Worldwide. At Wyndham, Muir was appointed Senior Vice President of Franchise Sales in charge of all new construction of limited-service, extended-stay, and full-service hotels, managing a sales team of 20 people. From 2013-2016, he served as Senior Vice President of Franchise Sales at Choice Hotels, in charge of Comfort Suites, Comfort Inn, Sleep Inn, Mainstay, Suburban, and the upscale boutique collection of Ascend Hotels. Muir managed a team of 25 salespeople and five vice presidents. In January of 2017, he was named Chief Development Officer at Focus Brands. Muir and his team sold 2000 franchises and opened 1200 new locations during his time at Focus Brands. Focus Brands has 6500 restaurant locations/units in 55 countries worldwide.

Muir’s core strengths are his integrity, experience, and his accountability to meet and exceed company goals. He has invested 30 years of his career building his personal relationships with the Franchise Development Teams at IHG, Hyatt, Marriott, Wyndham, Choice, Hilton, and Best Western. In addition, he has hundreds of close relationships with various owners and investors within the industry.

Mr. Izzi is an accomplished professional with over 30 years of experience in corporate marketing, brand positioning, strategic communications, and public affairs. As the individual responsible for overseeing marketing and communications at Procaccianti Companies, Mr. Izzi plays a crucial role in managing communications matters related to management transition, reputation management, media relations, and crisis communications for TPG Hotels & Resorts.

In his current position, Mr. Izzi reports to the President/CEO and the Firm’s Executive Committee and is accountable for advancing key messaging and corporate positioning. He ensures that the firm's marketing strategies, design language, branding, and online presence are aligned with its values and business objectives. He produces tactical content for corporate presentations, speaking engagements, business development efforts and external communications. Mr. Izzi is also responsible for managing media relations, press events, editorial coverage, and corporate announcements, as well as serving as a corporate spokesperson. His effective handling of crisis communications strategies has earned him praise and recognition.

Aside from his professional responsibilities, Mr. Izzi is actively involved in community service and serves as the community liaison and emissary for the Procaccianti Family Foundation. He volunteers on multiple committees, including the Hasbro Children's’ Hospital Leadership Council, Young Voices youth mentorship program, and several youth development and athletic organizations.

Prior to joining Procaccianti Companies in 2005, Mr. Izzi served as Vice President of Global Marketing and Communications for Vanguard, Inc. During his tenure, he successfully led a rebranding and product repositioning initiative, which resulted in the execution of an international software license agreement with IBM.

In 1999, Mr. Izzi co-founded i.d. Group, a full-service advertising and public relations firm. Prior to this venture, he joined RTP Advertising in 1994 as Vice President of Marketing & Business Development where he was responsible for client relationships, portfolio growth, client retention, as well as copywriting and creative oversight.

Mr. Izzi has earned multiple awards for copywriting, public affairs strategies, campaign development, and has been recognized for his community involvement and volunteer efforts. He frequently participates in speaking engagements at civic organizations, professional/trade groups and educational institutions including his alma mater Johnson & Wales University.

Ben Levin joined TPG Hotels & Resorts in July of 2021 as the Director of Acquisitions and Development, where he focuses on the underwriting and financial modeling of assets targeted for acquisition or management. Levin brings over 10 years of hospitality experience spanning operations, consulting, and brokerage.

Prior to joining TPG, he served as a Director at HVS, a full-service hotel consulting firm. In addition to leading HVS’ Nashville consulting office, Levin worked in the firm’s asset sales and debt placement divisions. Before working at HVS, he held operational roles at the St. Regis Atlanta and Microtel Inn & Suites in Tuscaloosa.

Levin received his B.S. in Hotel, Restaurant, and Meetings Management from the University of Alabama and is currently pursuing his M.P.S. in Real Estate at Georgetown University.
